OK . . . . . . You’re excited!  You’re going to buy a home.  You’re a first time homeowner, or maybe you’re replacing one you sold.  You may have met with a Lender and have a pretty good idea of how much you can afford.  It’s doubtful you have been told how much it’s going to cost you in “Title and Escrow” fees on top of the price of the home.  These are called “Closing Costs” and can be several thousand dollars.  (See below)

 

Fitzgerald & Associates assists our Buyers with their Closing Costs up to $2,000 depending on the price of the home.  To receive this assistance we must be the Company that previews the selected home with you and completes the Purchase Agreement.  In other words “Fitzgerald & Associates must be your Sales Agent”.

Closing costs and Title Insurance can vary depending on the Title Company used, the Purchase Price and Mortgage Amount.

Notary (Generally for two borrowers)   

Homeowner’s Insurance (Depends on property value)  

Document Preparation            

Lender’s Loan Origination Fee (Varies with Lenders)    

 

VARIABLE CLOSING COSTS FOR PURCHASER

Owner’s Title Insurance (Depends on Purchase Price) 

Lender’s Title Insurance (Depends on Mortgage amount) 

Escrow Fee (Depends on Title Company) 

Taxes will vary depending on the time of year. 

Impounds will vary depending on the Purchase Price, Insurance and Taxes.

If you have less than 20% down payment, you may also have Mortgage Insurance to pay.

 

Your Mortgage Lender Should Provide You with a TIL (Truth in Lending) Statement Disclosing the Above Costs
